Fire Dampers are a vital part of your building’s Fire Safety Strategy and should be subject to regular testing and servicing to ensure that, if called upon, they will activate as designed and prevent fire from spreading throughout the building via the ductwork.
As such, all of the fire dampers within your building should be located, serviced and tested. It is vital to maintain your fire safety requirements that all these dampers should be checked annually to ensure their continued safe operation, any problems rectified, and any maintenance of fire barriers be updated.
British Standard BS9999:2008 Annex W.1 gives very clear guidance that all fire dampers should be tested at regular intervals not exceeding one year, and that spring operated fire dampers should be tested every 12 months and at even greater frequencies if in a dust laden environment.
The Regulatory Reform (Fire Safety) Order 2005 places a duty of care on the building owner/occupier to take such general fire precautions as will ensure, so far as reasonably practical, the safety of the building and of the people within it.
Section 17 of this Order deals with maintenance of systems to control the fire risk, and that they are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair.
